Greenway Park Just Gave Us a Clue About Where the Market Is Headed.

Two Greenway Park homes sold in August. One took 7 days. The other took 16. And both tell us something important about this market.

If you're a Greenway Park homeowner, buyer, or someone who's simply been wondering, “What's actually happening with home prices around here?”, August gave us some useful clues.

The headlines about the Denver housing market can make things sound complicated.

But when we look at Greenway Park itself, the story becomes much clearer.

Buyers are still buying. Homes are still moving. And when a home is priced well, buyers are willing to act.

Let's look at what the numbers actually show.

Greenway Park by the numbers

In August, 2 Greenway Park homes closed.

Together, they give us an average sale price of $537,500.

Even more interesting, the homes sold for an average of approximately 98.1% of their final list prices.

And they didn't sit around for months waiting for a buyer.

The average time in MLS was just 11.5 days.

August at a glance:

  • 2 homes closed
  • $537,500 average sale price
  • 11.5 average days in MLS
  • 98.1% average sale-to-list price
  • 1 home pending
  • 3 unique active listings

That's a fairly different picture from the idea that buyers have simply disappeared.

They haven't.

They're just being more selective.

One home sold in just 7 days

Let's look at the individual sales.

A Greenway Park single-family home on Greenway was listed at $569,900 and closed on August 13 for $570,000.

Yes, you read that correctly.

It sold for slightly above its final list price.

And it took just 7 days in MLS.

That is a great example of what can happen when a home hits the market at a price buyers believe makes sense.

The numbers tell us buyers were willing to move quickly when they saw value.

Another home sold after 16 days

The second August closing was a single-family home on Hickory.

It was listed at $525,000 and ultimately sold for $505,000 after 16 days in MLS.

That's about 96.2% of the final list price.

Put the two sales together, and we get an important takeaway:

There isn't one single formula for selling a home in Greenway Park.

One home sold above its asking price.

Another sold below asking.

Both sold relatively quickly.

So what's the difference?

The answer comes down to the details.

Condition. Location. Updates. Presentation. Competition.

And perhaps most importantly, price.

There are still homes to choose from

Buyers aren't walking into an empty market.

At the time of the report, there were 3 unique active Greenway Park listings, including:

  • A single-family home listed at $600,000
  • A single-family home listed at $487,400
  • A townhouse listed at $350,000

There was also one pending single-family home listed at $550,000.

That gives buyers options across several different price points.

And that matters.

When buyers have choices, sellers have to give them a reason to choose their home.

Here's what sellers should pay attention to

If you're thinking about selling your Greenway Park home, don't look at the $537,500 average sale price and assume that's what your home is worth.

Averages are helpful.

But your home isn't average.

The two August sales were both around 1,814 square feet, but they didn't sell for the exact same price. One closed at $570,000, while the other closed at $505,000.

That's a $65,000 difference.

And that's why looking only at the neighborhood average can be misleading.

The better question is:

What are buyers likely to compare my home against right now?

That means looking at the homes that recently sold, the homes currently competing with yours, and the properties that are already under contract.

That's where the real story is.

What about buyers?

For buyers, Greenway Park may offer a nice middle ground right now.

You have choices.

You don't necessarily have to jump at the first home you see.

And the August sales show that there can be room between the asking price and the final sale price, depending on the property.

But there's an important distinction:

Don't assume every home is overpriced or that every seller will negotiate heavily.

The Greenway Park home that sold for $570,000 after just 7 days is a good reminder that a home priced correctly can still attract strong interest.

If the right house comes along at the right price, waiting too long can mean missing it.

So, is Greenway Park a buyer's market or a seller's market?

It's not that simple.

And honestly, that's probably the most important takeaway from August.

We're seeing a market where buyers have choices, but sellers can still win when they get the strategy right.

That's a much more useful way to look at today's market than simply calling it a “buyer's market” or “seller's market.”

The market is becoming more property-specific.

A well-priced, well-presented home can move quickly.

A home that's priced too aggressively may sit longer.

And buyers are paying attention to the difference.

The bottom line for Greenway Park

August wasn't a month of dramatic swings.

It was a month that showed us something more useful:

Buyers are still here.

Two homes sold.

One sold in 7 days and slightly above its final asking price.

The other sold in 16 days at about 96.2% of its final list price.

Meanwhile, there was still a mix of active and pending homes giving buyers options.

So if you're thinking about buying or selling in Greenway Park, don't let broad Denver market headlines make the decision for you.

Your neighborhood has its own story.

And your home has its own story, too.

If you're curious about what the August numbers mean for your specific Greenway Park home, I'd be happy to look at the recent sales, current competition, and pending homes and give you a clearer picture of where you stand.

Because the most important real estate number isn't the neighborhood average.

It's the number that applies to you.
